One of the most frequently asked questions is:
Can I have a loft conversion?

• 1. Firstly - is there sufficient room?
  You will need 2.7 m or 9 feet from existing ceiling to highest point in loft.
• 2. Will I need planning permission?
  Just ring your local council and ask for the planning department, explain what you want. There will be a need for some measurements to be able to answer this (and can include the available loft space, measurements of house and position of garage).
• 3. Where can I put the stairs?
  This usually comes out of an existing bedroom - you need to find an area. 1m x 3m to fit the stairs in
• 4. All doors and frames that open into the stairs, that give access to an outside door need to be replaced with half hour fire doors and frames. All existing doors and frames do not comply.
• 5. This is a good and cost effective time to have your house re-roofed, saving about £1,500 on the usual cost of re-roofing.
• 6. Can I have a dormer?
  This will require planning permission too.
• 7. What will a loft conversion cost?
  The average cost is £25,000 to £35,000 and will usually give you one additional bedroom with en-suite.
• 8. Why is it so expensive?
  Building regulations specify high levels of insulation, a new suspended floor is required, all new doors and frames often to virtually the entire house ( except bathrooms). The job is very labour intensive.
• 9. How will it affect the existing house?
  Scaffolding is built so that all the materials, tools and workman's access shall be taken through the roof, so there is no effect to the inside of the house until the stairs are fitted. At this stage the loft is ready for decoration.
