How much will it cost for an extension?

It will cost between £30,000 - £80,000 dependent on the size of the building.

What is the process to get an extension built?

• Step 1 - Contact your local Council and ask for Planning Department. Ask for the Planning Officer's name for your area.
• Step 2 - Contact your local Planning Officer and ask their opinion if planning permission for a property is a possibility.
• Step 3 - Ask for a site visit. This has to be at a time to suit them, not you! They do not have to do this but it is important to get them on our side.
• Step 4 - If everything is OK to proceed, have the plans drawn up (we can provide this service or you could approach an architect).
  
  Make sure these plans cover planning and building regulations. Even if planning is not required building regulations will be. This will usually cost between £500.00 and £1000.00.
• Step 5 - Check the cost of planning and building regulations fees as they do vary depending on the size of construction. Planning approval can take up to 8 weeks and building regulations up to 4 weeks. It is advisable to do planning first.
• Step 6 - When plans are approved, you will require a quotation from an FMB builder.
• Step 7 - Work starts, allow 2 to 3 months for completion.

How will this affect the existing house if we are living in it as the extension is being built?

The extension will be built, fully plastered, all doors, skirtings, architraves are fitted before we knock through to the existing house.

This is to minimise disruption. The extension is then made ready for decorating and carpeting.
